When our clients first came to us, they had a simple goal: expand their home with a partial second-floor addition. But once we stepped inside and walked through the spaces together, a bigger idea emerged. Instead of just adding dormers, what if we reimagined the home entirely—removing the roof and attic to create a full second floor designed for the family’s future? It felt bold. At first, they were hesitant. But with time, the vision became clear: this was the opportunity to give their home the life it deserved.

The Challenge

Two words defined this project: time and budget. We worked tirelessly to stay within both, while also navigating city approvals that tested our patience. Permits took longer than hoped, but persistence paid off. In the end, we delivered within 10% of our projected timelines—close to our goal, though always pushing to be better.

By maximizing the entire second floor, we gave the home not only more space but a smarter layout—designed to grow with their young family. While it pushed the budget, it unlocked a vision worth investing in. Together, we took the leap.

On the main floor, we engineered a daring solution to remove a load-bearing wall: a custom beam brought in two pieces and joined on site, a feat of collaboration with our structural team. The result?
