The Belyea Residence 2.0 is the result of a thoughtful architectural evolution - one shaped by the realities of urban infill, shared boundaries, and the responsibility of designing within a tight residential fabric. As a semi-detached home, the project demanded a careful balance between ambition and restraint, ensuring the architecture respected not only zoning and code requirements, but also the neighbouring dwelling and broader streetscape.

Following initial design development, the project underwent a comprehensive redesign in response to external concerns. Rather than compromise the architectural intent, this second iteration became an opportunity to refine, clarify, and strengthen the core ideas of the home. The revised design introduces clearer separation between the residences, enhanced fire-rated assemblies, and a more disciplined massing strategy, resulting in a solution that is both compliant and architecturally confident.

The architecture emphasizes proportion, light, and livability. Strategic setbacks, controlled window placement, and considered material transitions ensure privacy and performance, while still allowing the home to feel open, generous, and contemporary. Internally, the spaces are organized to support a growing family, with flexible living areas, strong connections between floors, and an emphasis on natural light and flow.
